Turn Off The Heat: Turn off the water heater a minimum of 30 minutes before the scheduled maintenance time. It is always best to turn off the water heater the night prior to the maintenance if possible.

Check-All of the Valves: You will want to inspect all of the water heaters valves. Making sure that they are in proper working order and remember to check the temperature and pressure valves. When you test the pressure valve you will want to lift the lever gently, you should hear the water draining into the drain tube.

Check For Leaks: It is critical to check your system for leaks. You will use a combination of dish soap and warm water. Apply it generously to all joints and pipes and if there is a leak you will see bubbles form from the soapy water solution.

Draining the Water Heater: Close the incoming water valve. You will want to connect a hose to the drain valve so the water will flow, and you can control where the water flows. It is also important to open one of the hot water faucets either in the kitchen or a bathroom to allow air to flow into the system.

Remove Buildup: Once all of the water is out, locate the clean hole and use a light flashlight to look for any buildup such as, rust or sediment. If there is any buildup, you can use hot water to clean the tank. You will want to make sure not to damage the tank when doing this.
